Dusty and his brother arrived early and gave me a fair price and will be doing some of the work that the other “guy” did not finish. They answered questions without hesistation, let me watch, showed and explained to me what they were doing and set the agenda. Something I had not experienced once in this entire project. It was refreshing, not to mention - they hold their clients in the highest regard.
It is so nice to know that not all people are jerks…

So the whole debate is on between Ryan and I….rent or sell. hmmmmmmmmmmmm
So of course - I feel like I know this house, I feel confident in retaining this property - its a solid house with a great finish - a good reason to keep a house right? Well, Ryan has a good point - all of the finishes are new - and commonly new finishes do not stay new very long with renters. So I guess the debate rages on - are there really good renters? hmmmm I think so.
I know I should not feel any emotion about this house - but somehow that is just not possible. This was not just a basic “flip it” house - I wanted to put touches on the house that you would not commonly find in that price range. Hunter fans, nice lighting, functional kitchen cabinets with panache’, stainless steel appliances, beadboard, new bathroom with a spa like feel and so on. I spent weeks picking the right colors, the right lighting, the right cabinets - all of which I weighed carefully against other potential improvements. At this point - I would not change 1 thing with the choices I made. So again, rent or sell? I want to rent it, put the rental payments towards the mortgage and work on getting the entire loan paid off in 3 years or so and then owning it outright. It seems so much more logical than just selling it for someone else to enjoy. I have looked at TONS of houses at this point - all up to 100k and a little over and nothing even comes close to this house. Heck, I can even put a FULL 3rd bedroom in the basement with a full size window…blah - I have every reason why I should keep it…Guess we should just see, maybe no one will want to buy it! *wink* Whoops did I say that?

My cabinets from King Cabinets should be here tomorrow =) I am so excited. I have to tell you that for the most part of this project - I have been fortunate in finding some of what I believe to be the best guys in Kansas City to work on my house. Don’t get me wrong - I have had my share of problems - especially today…but overall - I would hire almost any of these guys again in a heartbeat - names to come later AFTER the job is finished =)
Since I last updated the site - alot has happened.
1. The walls in both of the bedrooms have been cut in with the actual wall color
2. The lighting has went up in all rooms except for the bathroom.
3. The judges panelling is up in the dining room.
4. The beadboard is up in the bathroom.
5. The glassblock window to replace that lovely piece of plywood - installed.
5. The pilaster’s built in the basement.
6. The chimney on the roof - rebuilt.
7. New HVAC
8. All new trim
9. Opened up the dining room to the living room.
10. Digging drainage ditches
Thats all I can think of right now - too much dust in my hair - I can’t think…
