I guess each house I have bought has had a nickname and this one shall be deemed “Misty House”…
I know I need to write more but during one of these projects, I just seem to meet myself coming and going and rarely find time to do much else, I guess you could say that is poor personal time management =)
Misty house is coming along beautifully, this house is presenting challenges that I have not experienced before like vaulting a ceiling and doing a full roof tear off. I will be taking pictures during the roof and I am going to post some pictures of the vaulting process.
I’ll write a bit more later after I get done uploading all of these pictures.

This project has went SOOOO smooth. I think that is mostly because I traded in the horrific “painter” I had previously. What a nightmare he was. Getting someone so bad, truly makes you appreciate a good team.
This house has really come evolved. From being so foul that people were vomiting in the front yard to what it is today - is utterly amazing. It is truly sad that people would let a house go this far down, but how can I complain? Without them - I would not have the opportunities to make a difference in not only the history of the house - but in the new start of a buyer.
The project was not “hitchless” - Cabinets by King ended up TOTALLY jacking up my schedule with their inability to manage their own schedule. They pushed my “small job” numerous times and TOTALLY dropped the ball resulting in delays and major fires to be put out. Needless to say - they were FIRED - I would never recommend them to anyone. They totally jacked me around for weeks - just not a good way to do business.

Installation of the new front door always seems to be a highlight for me =)
We have another bid out on a house located here in Kansas City. I have to say - most of the real estate agents we have dealt with are nothing more than legalized crooks. Holding offers until they get multiple offers, telling you that you must send in full offers with ernest check and pre-approval. Then finding out that they never had the check or the pre-approval when you were asked to renegotiate against these people. I mean…wtf. Aren’t there laws to protect people from this kind of stuff? Oh wait…nm - the MREC prefers to chase down people for others matters - other than the job they are actually hired for; IE: Protecting the Public.

After a month of teetering and half ass marketing we decided to list it with a real estate agent friend of ours and BAM! within 1 day - we have a prospective offer and 2 other showings with possible interest from both other showings!. My feeble marketing attempts were really…just that feeble. I really wanted to retain the home, for anything because we did so much to it - nothing could go wrong and finding a great renter is easier than everyone thinks. It just takes a lot of diligence and looking.
I think personally I got way to “connected” to this house. I showed it to one woman and thought - OMG no way! I would not rent to this lady let alone sell my house to her…thats when my real estate agent pulled me aside and said “uhmmm, so when can we meet so I can list your house, you will never sell it at this rate?” ….hahaha.
So here we go, I guess its the beginning for someone to live in that little charmer of a house. I hope someone that will truly take care of it buys it, it is such great space.
